At The Marty Rodriguez Team, we’re committed to helping you buy, sell, and protect your home — and today’s post could save you from a major real estate nightmare.

Let’s talk about something most homeowners have never heard of (but absolutely should): deed fraud.

What Is Deed Fraud?

Deed fraud — also known as title fraud — happens when someone forges documents to transfer ownership of your property to themselves (or someone else), then files it with the county.

In other words, they steal your home on paper.

This type of fraud is scary because it can go undetected for months or even years — until you get a notice, a bill, or worse, a legal issue claiming you no longer own your own property.

Who’s At Risk?

Truthfully? Anyone who owns a home.

But deed fraud is most common among:

  • Elderly homeowners

  • Owners with second homes or investment properties

  • Homes with paid-off mortgages

  • Vacant or inherited properties

How to Protect Yourself (It’s Free & Easy)

Here’s the good news: You can protect yourself in just a couple of minutes — for free.

Most counties offer a property fraud alert system, where you’ll get notified if any document is recorded under your name or property.

Here’s what to do:

  1. Go to your county recorder’s website (e.g., Los Angeles County, San Bernardino County, etc.)

  2. Look for terms like “Property Alert,” “Fraud Notification,” or “Title Monitoring”

  3. Register using your name and email

  4. That’s it — you’ll be notified instantly if anything suspicious is recorded

If you’re not sure where to find it, we’re happy to walk you through it.

Why This Matters Now

Deed fraud isn’t a trend — it’s an ongoing issue that often goes unnoticed until it's too late.
And with more real estate documents being filed electronically, scammers are taking advantage of the lack of awareness.

Even if you're not buying or selling right now, protecting your title is essential.

“It gives me great pleasure to write a review for Marty Rodriguez and her team. Since 2016, our family has bought and/or sold property through Marty Rodriguez on over a dozen transactions. This includes commercial property, rentals, residences, 1031 Exchanges, out-of-state transactions and vacant land. In fact, we just closed escrow on a Glendora property with Marty as our agent and she was with us every step of the way. Whether working with her directly or through an agent Marty has always made herself available to us on a 24/7 basis. She has called or returned calls from home, airports, on weekends and at all crazy hours. She has the staff and connections to make every transaction a success. We never once worried if we would be successful. If you're working with Marty, your success is guaranteed. She is always upbeat, positive, dynamic, truthful, hard-working and friendly, remembering every detail and every name of each person.
