Recent data from the National Association of Realtors (NAR) shows inventory is on the rise, and certain markets are giving buyers more power than we've seen in years.
What Defines a Buyer’s or Seller’s Market?
Seller’s Market: More buyers than homes available. This drives up prices, creates bidding wars, and results in homes selling fast.
Buyer’s Market: More homes than buyers. This gives buyers the upper hand, with more negotiating power and potential deals on the table.

Where Does the Market Stand Now?
While we’re still seeing a seller’s market in many areas, buyers are finding leverage in places with growing inventory. According to Lance Lambert, Co-Founder of ResiClub:
“Among the nation’s 200 largest metro area housing markets, 41 markets ended January 2025 with more active homes for sale than they had in pre-pandemic January 2019. These are the places where homebuyers will be able to find the most leverage or market balance in 2025.”
